What housing & property dialogues actually test

Tenancy dialogues run on timeframes and categories, and both are scoreable. An urgent repair and a non-urgent repair carry different obligations and different deadlines; a bond claim has a dispute window measured in days; a notice period is either given in writing or it was not given. Candidates lose this domain by rendering the substance and dropping the clock, or by flattening two categories into one so that the difference the whole segment was explaining disappears.

    $2,320 gets rounded to "about two thousand three hundred" and the mark is gone. Note also that the money sits with the RTBA, not the agent; renters who hear "the agency has your bond" are being misinformed, and assessors treat that as a meaning error.

  2. Test 2, dialogue 2, segment 2 · Mr Dhillon

    "ਖ਼ੁਦ ਧੋਤਾ" means he did it himself, which is exactly the point in dispute against a professional clean. Dropping "himself" removes the whole basis of his objection and the next segment stops making sense.

  3. Test 2, dialogue 2, segment 3 · Alison Brady

    Two dollar figures, one a paid invoice and one an unpaid quote, land eight words apart and get swapped or merged. "Fitted" is a scoreable qualifier: the two hundred and fifty five dollars includes installation, so a renter who hears only the part cost is misled.

    "ਆਮ ਟੁੱਟ-ਭੱਜ" must come out as the legal phrase "fair wear and tear", not "normal breakage". The condition report and the photos are two separate pieces of evidence and each is ticked separately.

  5. Test 2, dialogue 2, segment 5 · Alison Brady

    She concedes one point and holds another in the same breath; candidates who hear "fair wear and tear" often report that the whole blind claim has been dropped. And $1,779 is a third figure in the dialogue, easily contaminated by the $2,320 heard earlier.

  6. Test 2, dialogue 2, segment 6 · Mr Dhillon

    Four distinct questions in one segment, and candidates typically deliver three. "ਕਦੋਂ ਤੇ ਕਿਵੇਂ" is two questions, not one; timing and method are ticked separately on the marking sheet.

  7. Test 2, dialogue 2, segment 7 · Alison Brady

    The may/must contrast is the marked feature of this segment: disputing is a choice, the deadline is not. Candidates also lose "around" on the fee and quote eighty dollars as a fixed price, turning a hedge into a firm figure.

  8. Test 2, dialogue 2, segment 8 · Mr Dhillon

    This is a partial acceptance, and candidates report it as either full agreement or full refusal. Both halves must be delivered in the same sentence, with the figure attached to the carpet and the refusal attached to the blind.

  9. Test 8, dialogue 2, segment 1 · Ms Corrigan

    "At least seven days" is a minimum, not an appointment; candidates who say ਸੱਤ ਦਿਨ ਬਾਅਦ turn a floor into a fixed date. The written part is scoreable on its own, since a phone call alone would not satisfy the notice requirement.

  10. Test 8, dialogue 2, segment 2 · Mrs Sandhu

    Two reports, March and six weeks ago, establish the history, and candidates who compress them into "I have complained before" lose both dates. The asthma is what converts a complaint into a health issue, so it must not be dropped as background colour.

  11. Test 8, dialogue 2, segment 3 · Ms Corrigan

    This is the hinge of the dialogue. Candidates who render both categories as "repairs" collapse the distinction and lose the fourteen day figure with it. Note also that the clock starts at the written request, not at the phone call.

  12. Test 8, dialogue 2, segment 4 · Mrs Sandhu

    Three questions arrive in one turn and the third, about being reimbursed, is the one candidates drop. Keep the if-clause intact: she is asking about a contingency, not announcing that she has already called a tradesperson.

  13. Test 8, dialogue 2, segment 5 · Ms Corrigan

    Four quantities in one segment: twenty four hours, $2,500, seven days, and the fourteen days still hanging in the air from the previous English turn. Candidates who have already spent their memory on the earlier figure lose the $2,500 cap or attach the seven days to the wrong party.

  14. Test 8, dialogue 2, segment 6 · Mrs Sandhu

    "ਛੇ ਕੁ ਕਿੱਲੋ" is approximate: about six kilos, not exactly six. Candidates also promote the rumour about the rent into a statement of fact; she has heard it, she has not been told it.

  15. Test 8, dialogue 2, segment 7 · Ms Corrigan

    Two fourteen day windows now exist in this dialogue, one for non-urgent repairs and one for the VCAT application, and merging them destroys both. Reversing the default is worse: silence means consent is given, not refused.

  16. Test 8, dialogue 2, segment 8 · Mrs Sandhu

    The closing conditional is easy to lose: she is not saying she will complain, only that she will if the rise exceeds twenty five dollars a week. Keep the agency name in English rather than translating it into a generic government office.

Housing & Property interpreting questions

What housing situations come up in NAATI CCL Punjabi dialogues?
Renting rather than buying, in the main: an end-of-lease bond claim, a routine inspection, repairs that have not been done, a rent increase notice, or advice about a dispute with a landlord. These are among the most useful dialogues to practise regardless of the exam, because they are the conversations a newly arrived Punjabi-speaking family is most likely to need an interpreter for in real life.
Do tenancy rules differ between Australian states in the CCL test?
They differ in reality, and a well-written dialogue stays internally consistent about which state it is in — the tribunal name alone gives it away, since Victoria has VCAT, New South Wales has NCAT and Queensland has QCAT. As an interpreter you are not expected to know the rules; you are expected to carry the name of the body, the deadline and the obligation exactly as the speaker gave them. Do not correct a speaker or substitute the tribunal from your own state.
How do I interpret the phrase fair wear and tear into Punjabi?
It is a legal test rather than a description, and it decides who pays, so it needs a rendering that keeps the idea of normal deterioration from ordinary use as distinct from damage. A description like ਆਮ ਵਰਤੋਂ ਨਾਲ ਹੋਈ ਘਸਾਈ works because it carries "ordinary use". What fails is rendering it as generic damage or generic old age, because either one hands the decision to the wrong party.
